Phase B1 and B2 of the Gainsborough Northern Neighbourhood Sustainable Urban Extension (SUE) (known as Thonock Park).
Site Location
The application site relates to Phase B1 and B2 of the Gainsborough Northern Neighbourhood Sustainable Urban Extension (SUE).
The site comprises c. 21 Ha (51 acres) of land located 2.4 km north east of Gainsborough Town Centre, which is the largest town in West Lindsey District and a Main Town within the Central Lincolnshire Local Plan.
The Belt Road runs along the western boundary, with residential properties, including phase 1 which is currently being built out by Persimmon Homes and secondary school (Gainsborough Academy) beyond. To the south of the site is Corringham Road, with commercial uses beyond. To the north and east are agricultural fields which represent later phases of the SUE.
The character of the surrounding area is a mixture of uses, including residential, commercial and educational uses.

Designations
Local Plan
Within the Central Lincolnshire Local Plan (adopted April 2023) the site represents phases B1 and B2 of the Gainsborough Northern SUE, which is allocated as one of the two sustainable urban extensions within Gainsborough. The below is taken from the Central Lincolnshire policies map, with the orange area representing the whole SUE, with the area outlined in red representing the Site.

Within the adopted Central Lincolnshire Local Plan (April 2023), Policy S68, is the overarching policy for all urban extensions with subsequent policies providing specific requirements for each SUE.
With specific consideration to the Gainsborough Southern Neighbourhood SUE, the site is allocated as a Sustainable Urban Extension Allocation (Ref: WL/GAIN/001) where a total for 2,500 homes are allocated, with c. 1,500 dwellings to be delivered in the Plan Period 2018-2040.
